Then… we need to be one of the first people, if not the first people, in that home.  I make myself available to show my buyers homes at all hours and days. Then we follow my 5 step system to help ensure our offer gets accepted once we’ve found a winner.

Savvy.  I know how to write creative offers which are designed to optimize the chances of them being accepted.  I’ve learned countless tactics over the years which I use to help get your offer accepted while still providing you with essential contingencies you desire.

Construction knowledge.  Most agents don’t have the foggiest idea of what it cost to do most repairs or updates to a home.  OK, maybe some know the basics- things they’ve done in their home- carpet cleaning, the cost of a new fridge.  But what about repairing a specific type of plumbing leak, adding a bedroom in the basement, hanging a prehung door, replacing the tile flooring in the bath with LVT, updating a kitchen, relocating a gas line so the stove can be gas connected, adding a water softener or whole-house reverse osmosis drinking system?  I can quickly give you a ballpark figure… and… provide you with the impact it will have on the value/ sales price or closing time frame.  I have the experience with construction and contractors to have the know-how to problem-solve.  This is beneficial if you are thinking about updates or fixes to a home you are considering.  It provides you with the competitive edge over the other buyers looking at the same home because I can help you see the potential in a home.
