Zillow sucks. Why?

What’s the problem with Zillow, Homes, Realtor,
and other popular sites and apps?

There are a ton of websites out there that feature real estate. Among them, Zillow, Trulia, Homes, Realtor.com top the list.

If you’ve ever used sites like these, they have an attractive look and feel to them. And… you can spy on your neighbor’s home “value”, check out their pictures of their home, and even see what the home sold for. But what’s the substance behind what they offer?

Websites and apps such as these are what we call third-party syndicated sites. That means they get their information primarily from public websites and data sources… and… those that choose to share their info with them. So they draw off a wide variety of different sources, including but not limited to cities, townships, counties, people in the public, and many other online portals to get the information that they publish. It also includes people selling their home who wish to advertise with them… and agents who choose to share their listings with them.

So far so good. What’s the problem?

There are several issues with sites like these. Just a few examples are showing properties that are for sale that really aren’t, showing foreclosed homes that really aren’t foreclosed, showing absurd ‘values’ for people’s properties, showing inaccurate size, the wrong number of bedrooms or bathrooms, and the list is endless.  The values that Zillow comes up with for houses are often laughable.  (Click here to read on how Zillow’s own CEO sold his home for 40% less than his own “Zestimate”!)  The problem is… there are many sources of that info… and very rarely is there a professional (real estate agent, appraiser, etc.) that’s provided it.
